Budapest's population is growing; these are the most popular districts

One of the biggest real estate agencies made a comprehensive survey.

The years-long trend has turned upside down: while people used to move from the inner city to the suburbs in the previous years, now radical change can be observed. Former „moving out” tendency has subsided; downtown area has become more and more attractive, so the moving direction has changed. The proportion of people who are moving to the suburbs has decreased, the new favorites are the downtown districts and the developing outer districts. And yes, this tendency is very well reflected in housing prices.

The moving out wave started in the new millennium, thus made some downtown neighborhood a bit empty. But some years later huge urban development project has started: more and more attractive new center points, entertainment- and shopping facilities have been established, the infrastructure has been improved. (Just think about the party district.) The consequence was that more and more people were looking for these neighborhoods, for example the inner city.

The middle and upper-class families who tend to choose the peaceful, quiet (therefore a bit boring) suburbs now rather choose the inner districts, the inner sections of Újlipótváros, Víziváros, Újbuda and Ferencváros. But the currently experienced incredible growth rate can give new boost to the surrounding towns too, such as Dunakeszi, Pomáz or Érd.

As otthonterkep.hu real estate site has observed: the number of citizens in Budapest has increased by 0.6 percent, while the nearby settlements showed quite big decrease: population growth decreased from around 2.4 to 0.5 percent. They assume that reducing crime and the family friendly improvements are the biggest reasons behind the growing popularity of inner city districts. There is a so-called „family-friendly neighborhood index” that shows which areas are the most suitable for family life. Now II, V, XII and XIII are the popular district.

The districts of Budapest got 5.5 point on average on the ten-point scale. I, XI and V districts achieved the highest value, here the rate of newcomers is also higher than the average. The XIII district produced the largest increase due to the favorable property prices.
